FM are the operational estate property owners and operators, with circa 160 operational properties, 102 supported temporary accommodation units and a further 50 residential property acquisitions in the pipeline. What is the job role?
We are looking to recruit an experienced Facilities Manager to lead on our Housing & Homeless portfolio. In this role you will oversee the management of a large number of supported and temporary accommodation properties across the city.
You will be responsible for leading on obtaining and interpreting pre-acquisition reports such as structural and drainage to gauge pre-purchase viability. You will lead on the refurbishment of acquired properties ensuring value for money and delivered on time and within budget. You will lead a team of facilities staff, ensuring the portfolio is effectively managed. You will be responsible for ensuring high levels of tenant satisfaction are maintained, through the effective functioning of the buildings and facilities, delivering safe, secure accommodation for tenants.
Other duties include:
- Managing “soft” and “hard” FM related services, contracts and projects
- Carrying out inspections and surveys of properties both pre-acquisition and purchased
- Managing day to day services including void turnovers, compliance and occupier support
- Ensuring statutory compliance such as health and safety, fire, asbestos, gas, electrical
- Preparing monthly management accounts
- Monitor life cycle condition of the estate
- Contributing and supporting towards the management of the operational estate when required
- Be part of the emergency out of hours duty rota for both the housing and operational estates
- Working with local residents, law enforcement and other authorities as appropriate.
This post is exempted under the Rehabilitation of Offenders Act 1974 and as such appointment to this post will be conditional upon the receipt of a satisfactory response to a check of police records via Disclosure and Barring Service (DBS).
Who are we looking for?
To apply for this role:
- You must have either a FM or property related qualification or significant career experience within the FM or property sector.
- Extensive H&S knowledge including a health and safety qualification
- You will be an individual who is able to oversee other team members and external contractors and step up to the mark when required
- You must be confident that you are someone who can manage and work within a challenging and diverse property portfolio, minimising void rates through efficient operation, preserving the fabric of the assets and make certain compliance with all aspects of Health and Safety
- Working Knowledge of building systems and M&E plant
- Financial and Budget Management skills
- Positive attitude towards helping people to overcome Homelessness
- A valid full UK driving licence.
